Upgrading a property to the Monitor tier’s administrative functionality enables the ability to create occupancies (tenancies and concessions) associated with the property. These can be for private or business use (with or without embedded duty stamp), either for a fixed or indefinite period of time.

Managing the finances of a tenancy is often a big source of confusion and frequent checks when managing a property, and a big hassle when managing multiple properties. By defining financial parameters in the tenancy record within Breek.gr, you allow the platform to automatically generate outstanding rental payments each month, as well as alert tenants of an impending due date, and notify you (and them!) of any overdue payments.

Each outstanding rent payment record is automatically associated with the property, enriches its financial data, and is used to calculate performance indicators in the overview. The same is true for any income and expense you record and correlate with the lease. This gives you full awareness of the financial performance of the property’s utilization, automatically utilizing data you have already added.

Coordinate with your tenants
Thanks to the integration of the user account information of each tenant involved in a registered tenancy, communication with them is just a click away. At the same time it is possible to use filters to search for users in your contacts who are members of at least one tenancy. Tenants are also able to create and submit task requests to the property manager, as well as gain access to tasks that the manager selectively mark as visible to current tenants.
